The home sales numbers are in for June 2025, and all categories—except for home inventory—are down compared to May 2025. New listings, pending sales, and closed transactions all declined.
I don’t want to sound like a broken record, but the Fed really needs to lower interest rates at their next meeting. Not only would this likely bring mortgage rates down, but it could also help boost consumer confidence.
The bright spot in the Lane County housing market is for buyers: the inventory of homes for sale increased slightly, giving buyers more options to choose from. We've also seen a noticeable uptick in property views on our websites over the past several weeks. This often signals that market activity may be about to improve—we’ll know more soon!

Residential Highlights
New Listings
New listings (493) decreased 2.0% from the 503 listed in June 2024, and decreased 17.0% from the 594 listed in May 2025.
Pending Sales
Pending sales (419) increased 9.4% from the 383 offers accepted in June 2024, and decreased 4.8% from the 440 offers accepted in May 2025.
Closed Sales
Closed sales (342) increased 7.2% from the 319 closings in June 2024, and decreased 1.2% from the 346 closings in May 2025.
Inventory and Time on Market
Inventory increased to 3.0 months in June. Total market time decreased to 43 days.
Year-to-Date Summary
Comparing the first six months of 2025 to the same period in 2024, new listings (2,773) increased 7.9%, pending sales (2,069) increased 4.1%, and closed sales (1,774) increased 2.0%.
Average and Median Sale Prices
Comparing 2025 to 2024 through June, the average sale price has increased 0.6% from $471,900 to $474,500. In the same comparison, the median sale price has increased 0.6% from $435,000 to $437,600.
