Statistically, there has been little major change in the Eugene and Springfield housing market over the past several months. What we should pay attention to is the fact that the inventory of homes for sale is slowly creeping up—and was certainly higher in May 2025 than in May 2024. This is good news for homebuyers.
However, the bad news for buyers is that home prices continue to rise at the same time mortgage interest rates remain around 7%.
Some additional good news: both pending and closed home sales increased in May. Based on this, I would predict a slightly stronger housing market for the Eugene–Springfield area in June and July. Any downward movement in interest rates could trigger a much more active and competitive market. There is significant pent-up demand for housing in our area, just waiting for the right opportunity to purchase.
Here are the numbers for home sales in Lane County for May 2025:
New Listings
There were 594 new listings in May 2025, an 11.9% increase from the 531 listed in May 2024 and a 6.8% increase from the 556 listed in April 2025.
Pending Sales
Pending sales totaled 440, up 12.8% from the 390 accepted offers in May 2024 and up 18.3% from the 372 accepted in April 2025.
Closed Sales
There were 346 closed sales, a 4.9% decrease from the 364 closings in May 2024, but a 17.3% increase from the 295 closings in April 2025.
Inventory & Time on Market
- Inventory: Decreased to 2.8 months in May.
- Market Time: Average days on market dropped to 52 days.
