The Eugene and Springfield housing market remained fairly static during December 2025. Closed sales increased slightly, but pending sales declined, which is likely to result in a slower month for closed home sales in January 2026. Home prices remained about the same, inventory declined slightly, and mortgage rates stayed relatively stable in the lower 6% range for 30-year conventional loans.

The national economy appears to be improving, and inflation numbers have shown significant improvement. With a potentially stronger economy and declining inflation, the only element missing for a greatly improved housing market is a reduction in mortgage interest rates. Hopefully, this is on the horizon.

The following are the figures for the Lane County housing market for the month of December 2025.
