The July 2025 real estate market in the Eugene and Springfield area was simply a continuation of the same conditions we’ve been living with for quite some time.

That said, most sales categories improved somewhat, which is good news. The not-so-good news is that home prices continued to tick upward. With mortgage interest rates holding at a virtual standstill, higher prices only add to our affordability challenges.

Don’t expect any changes soon—what we really need is for the Fed to drop rates, and they won’t even meet in August.

If you’re thinking about selling your home, inventory has decreased slightly, meaning there’s less competition. The key to selling right now is to be realistic about pricing and align with the current market.

For homebuyers, affordability remains a challenge, but some deals are beginning to appear as certain homes sit on the market for longer periods.
